Step - 1 Make the Decision to Buy

You want to go back to Hanover, New Hampshire or start over there.  You know what a fantastic area it is.  You know the beauty of the hills and mountains and trails and rivers and lakes.  You know that it offers cultural and recreational and medical amenities unrivalled in any rural area.  Decide to buy a home in the Hanover, New Hampshire/Dartmouth College/Upper Valley area.

Step 3 - Begin the Hunt

After our initial meeting, I'll search all my resources for houses on the market that fit your criteria.   I'll schedule appointments to tour the houses at times convenient to you.

I'll work WITH YOU throughout the process including offering my professional opinions, assisting with negotiations, providing names of building inspectors and monitoring the inspections, etc.

Step 4 - Know the Market

My knowledge of the Hanover, New Hampshire area market is an essential factor in the house search.  You will bet honest and thoughtful service.

As we tour houses, I'll give you my thoughts on whether I think the asking price has negotiating room or whether the house is "priced to sell".

We hear that this is currently a Buyers' Market.  Although there are a few more homes on the market and prices are not rising as dramatically as they were, the Hanover New Hampshire real estate market is still a tight one.  We have not seen any dramatic shift. There are many discriminating buyers out there looking for THE home.  I can help you.

Step 5 - Find Your Dream House

I'm confident we'll find your Hanover area home.  When we do, I'll put together the purchase offer with contingencies that protect your interests.

I'll provide a market analysis to help you decide on offering price.  I'll show you what properties have sold for recently, what the list prices were as compared to  selling prices and how long they were on the market.  We will also compare the list price of the home you have chosen with others that are on the market.

The offer is normally presented with "earnest money". This is a cash deposit made to a home seller to secure an offer to buy the property. The amount is subtracted from what you owe at closing.  If the seller accepts the offer, generally closing is held 30 to 60 days from the offer date (generally dependent on the turn around time of your mortgage financing).

Step 6 - Negotiate the Deal

It is not uncommon to receive a counter offer when the purchase offer is submitted.  We will discuss the counter offer and decide whether or not to accept the counter offer, submit our own counter offer, or reject the counter offer and move on.

Step 7 - Get a Loan

If you will be financing the puchase, during the closing period, you will be working with your mortgage lender to close the loan. On the Purchase and Sales agreement you will note the date by when you will need a mortgage commitment. That is usually three to four weeks.  If you are not able to get a mortgage commitment the you can supply a rejection letter and get back your escrow deposit.

Step 8 - Close the Deal

You will receive a "Good Faith Estimate" of closing costs at the time the loan application is submitted to the lender. The estimate is based on the loan officer's past experience and may not include all the closing costs.

I will also provide names of competent building inspectors for you to contact.  In most cases I will be present at the inspection.

When all contingencies have been met you are ready to close.  The closing agent will prepare a HUD statement showing buyer and seller credits and debits and disburse the funds.

Step 9 - Move In

Congratulations! It's time to move into your new house and make it your home. Breathe a sigh of relief, whoop for joy, or just smile.
